Seller Property Referrals
Our most progressive referral strategy involves approaching leaders of industries who cater to the very wealthy and convincing them our entity is the best resource for broker selection advice. For many months we have ambitiously networked and interfaced with numerous industries who now view RPLG as the strongest broker network in the country. These industry leaders recognize this because we cross the boundaries of other affiliations in search of the very best while other networks sell themselves as exclusive by not networking with others. This is a mistake and sellers recognize this fallacy. In some cases, our broker affiliates, who are their region's unquestionable market leader, had no involvement with outside affiliations until joining ours, because they recognized areas of market weakness or lack of exclusivity in other, well-known affiliations.
Importantly, once we refer a property to our affiliate, we market the property in our media during the entire listing period at no charge. This is a unique service and can only be delivered when the referral entity owns its own media. Typically, our complimentary marketing begins with a two-page display in our printed editions of American Luxury Estates in the current digital edition. Immediate placement in our digital editions has been well-received by sellers who typically have not seen such immediate action and often voice disgruntlement over financing their own marketing expense with former brokerages.
Over the past year, we have been referred to numerous sellers of homes ranging from $5 million-$50 million and have been astonished at the consistent satisfaction expressed regarding our broker network strength coupled with the promise and delivery of the extensive marketing we underwrite.
Buyer Property Referrals
We generate buyers using our media, our websites, our broker network, and especially our referral partners. In addition, we have utilized cost-free programs in our media wherein member regions and their listings are exposed free-of-charge. When cost-free programs are utilized, only RPLG contact information is available for correspondence. This saves our sellers and brokers money and gives RPLG the potential to refer buyers. RPLG is constantly examining the feeder markets outside existing member markets to analyze buyer potential. As information comes in, we react by adjusting print distribution mailings, digital broadcast, and newsstand placement accordingly.
We also analyze foreign countries continuously. As economies in other countries are impacted by global market conditions, political strife, and internal violence, we respond. A great example is our decision to greatly increase magazine distribution in Mexico where wealthy people have been leaving in droves.
Broker-to-broker Property Referrals
Most referral entities limit their activity to this category. We recognize many of our brokers may have shifted affiliations over the years or may prefer to maintain referral relationships with those they know best. We respect these professional friendships and would never interfere. However, often we are asked by our members to facilitate introductions, and when we do we charge a flat 10% referral fee of the gross commission. This fee does not fluctuate and we will not interfere with contractual restrictions imposed by existing referral relationships.
